Up just 4- steps and through grand Victorian double doors you’ll find our newly renovated, luxurious apartment.  The oversized master bedroom has a king bed, and dual custom closets.  You’ll enjoy the spacious bathroom, featuring a 72” double vanity and a rainfall shower head with body jets.  New Fujitsu mini-split HVAC ensures that each room is perfectly heated or cooled to your preference.  The new white kitchen stuns with Calacatta Borghini quartz counters and Samsung stainless steel appliances.  The full sized Samsung laundry suite with a steam dryer is perfect for a long stay or just freshening your attire before you hit the town.  New wide plank hardwood floors throughout add to the sleek modern feel.

We live in the other unit in the building and our goal is to make your sure your stay far exceeds your expectations.  We’re available via phone, text, email, or if there’s any issues, just knock on our door :)

Neighborhood

Our row-house is ideally located on Doctors-row, a quiet section of Hoboken’s Washington Street that’s just 2-3 blocks from the hustle and bustle.  Just across the street you’ll find Amanda’s, Hoboken’s premier fine dining establishment.  Elysian Cafe, Gigi’s, Bwe, Seven Valleys, Ali Baba, Vito’s Deli, Bagels on the Hudson, and Margherita’s are also within a block away .

House Rules

We take pride in the cleanliness, comfort, and modern design of our AirBnB and hope that you'll find it to be the nicest AirBnB in Hoboken! The overwhelming majority of our guests have a fantastic stay and no issues; however, to ensure our place stays in tip-top shape and is not disruptive to our neighbors, we have strict house rules. 

1. No Smoking - smoking of any kind is strictly prohibited. Our guests expect and deserve a smoke free environment and it is exceptionally difficult to get rid of the smell of smoke. Smoking of any kind in the unit or common hallway will be met with a minimum of a $500 fee and immediate removal from the unit with no refund. 

2. No parties or events - We want you to enjoy your stay, but to prevent disturbances to our neighbors we have a strict no parties or events rule. We define a "party" as any instance where there is more than 3 guests in the unit without prior approval and/or there is loud music, yelling, or screaming at any time of the day or night.  Violations of our no parties or event rule will result in immediate removal from the unit with no refund. Further, to prevent parties, we request that locals (within 50 miles) must contact us before instant booking.

3. Occupancy Limit - The unit has a strict occupancy limit of no more than 3 guests in the unit at anytime without prior-approval to exceed the limit. If you have family or friends in town and you'd like to show them the unit or have coffee or dinner, we're inclined to approve your request when asked; however, parties and events are strictly prohibited. Any group in violation of the occupancy limit will be removed immediately and no refund will be issued.

4. Noise - we want you to have a good time - music, tv, conversation, etc. at a reasonable volume are all expected; however, to prevent the disturbance of our neighbors, we have a no excessively loud noise policy. This includes music, TV, yelling, screaming or anything that might be clearly audible outside of the unit. Additionally, quiet hours are from 10PM - 8AM daily, during which time, all noise should be kept to a soft conversation volume level. Any group in violation of our noise policy will receive a courtesy warning one (1) time. Subsequent noise violations will result in removal and no refund will be issued. 

 5. Check-in - Our standard check-in time is 4 PM. We're usually booked solid, so early check-ins are rarely available.. 

6. Check-out - Checkout is 11AM. We offer last-minute bookings so our cleaners typically arrive by 11:15am to begin cleaning in order to have the unit ready for a 4PM check-in for the next guest.  If you need to stay late and we do not have a guest checking-in, we encourage you to extend your stay for an additional night, no later than 9AM the morning of your originally scheduled checkout so that we can cancel the cleaners and avoid charging you a 2nd cleaning fee. 

7. Pets - While we love animals, to avoid damage to the unit or noise disturbance to our neighbors, we have a strict no pets policy. Any guests in violation of our no pet policy will be immediately removed and a fee of no less than $250 will apply. 

8. Theft / Damage- Any theft or damage caused by you / your group that leads to loss of revenue or incurred cost of satisfying a future reservation will be paid by you. So please, don’t party, don’t steal, and don't willfully damage anything in the unit. 

9. Cleaning - Our $99 cleaning fee is based on your group leaving the property in a reasonably tidy state. Guests who are excessively messy or otherwise trash the place will be assessed an additional cleaning fee which may include the loss of revenue due to any cancellations/refunds required to future guests resulting from the condition in which you left the unit. 

10. Damages / Loss of Business - You shall be held responsible for any damages or loss of business incurred through damages or not remitting possession of the property at the end of your reservation with Airbnb. 

11. Monitoring of the Common Entryway: A camera with a microphone and speaker is located in the common entry hallway and is used to assist you with any check-in complications as well as the enforcement of house rules.

Bus nach New York direkt vor dem Haus, aber nicht in der Metro- Card enthalten, d.h. nach Manhattan und zurück tägl. 14 Dollar. Älteres, stilvolles Haus, durch Lage an der Washington St. und Holzdecken aber nicht ganz leise. Schönes Badezimmer, Fenster durch Blick in den nicht zur Wohnung gehörenden Hinterhof-Garten bzw. den direkt vorm Haus befindlichen Bus Stop ohne Beeinträchtigung der Privatsphäre nur mit Shades nutzbar.

Josh & Courtney space is wonderful! Very ample, organized, clean, functional and extremely tastefully decorated. The bed is very comfortable. The location is perfect. In the main street of Hoboken, with lots of restaurants, bars, stores, supermarkets and everything else you need. Safe and walkable neighborhood. Easy access to Manhattan. Take about 20 minutes by bus until Port Authority Terminal. The bus stop is exactly at the front door. Also Josh & Courtney are excellent hosts. They reply to all messages in minutes. Overall a great option to stay!

Perfekte Location in Hoboken, New Jersey! Der Bus 126 hält direkt vor der Haustür. In 15-20 Minuten bist du mitten in Manhattan! Diese Buslinie ist in der Metro Card von New York nicht inklusive. Das Ticket kostet 3,50$. Wenn man zehn Karten kauft, zahlt man ca. 30$. Aber es lohnt sich, um ruhig und bequem zu schlafen. Cool eingerichtetes Appartement mit einem perfekten Badezimmer! Sehr empfehlenswert! Danke, Josh und Courtney!

Très propre hyper commode l'arrêt de bus est juste en face pour New York, spacieux tout confort idéal pour couple par contre notre fils a dû dormir dans la chambre, impossible de dormir dans le salon dû à la forte lumière de la ville donnant sur le salon et pas de volet et un peu de bruit. Notre hôte a été cependant très réactif on avait pas de lit pour notre fils ni de 3ieme chaise ils nous les ont fournis le soir même.

A lovely, clean and quiet place to stay. Restaurants are surrounding the property so you have plenty of choices to dine at some really lovely ones. The place itself was clean and tidy. I will happily stay here again for any future trips.

We enjoyed our stay. The location was ideal. Thank you for accommodating us and providing a very thorough and informative house manual. The kitchen and living areas were well-maintained and featured modern updates, providing a pleasant space to relax and unwind. Being picky on cleanliness, I noticed a lot of dust on the nightstand lamps and the floors didn't seem as clean as I had hoped. With the modern remodeled bathroom, the corners of shower floor exhibited grime and dirt that had likely accumulated over time. With the $125 cleaning fee, we expect a higher standard of cleanliness and hygiene. With a bit more attention to detail and cleanliness, this Airbnb could be a fantastic place to stay.
